Call to Order/Roll Call

Approval of Minutes – For the Plan Commission’s public hearing that took place on August 11, 2008.

2550 East Dempster Street (NW Corner of Dempster Street and Potter Road) (Case #08-45–PUD) - Consideration of a Preliminary Planned Unit Development (PUD) in accordance with Section 3.5 of the 1998 City of Des Plaines Zoning Ordinance to allow the construction of landscape supply building in the first of two-phases and erect a "shade building and expand the current retail building.

2200 East Golf Road (NW Corner of Golf and East River Roads) – Case #07-48–PUD - Consideration of the following: 1) A Final Planned Unit Development (PUD) located on 11.54 acres and consisting of 102 multi-family dwelling units and 121 townhouses under Section 3.5 of the City of Des Plaines Zoning Ordinance; 2) Four Permitted PUD Bulk Exceptions in accordance with Section 3.5.3 as follows: A) A decrease in the R-3 minimum lot-area-per-dwelling unit requirement from the required 2,800 square feet to 2,250 square feet to permit 223 dwelling units, instead of the allowed 180 dwelling units; B) A reduction in the required R-3 rear yard setback on the northern end of the PUD from the required 30 feet, for buildings taller that 30 feet, to 25 feet; C) A reduction from the 25-feet to 20-feet of the front yard setback requirement along East River Road; D) An increase in the R-3 maximum building height for the mid-rise multi-family building to 80 feet, instead of the limit of 45 feet.
